How we verify projects
"Verified" means we looked up the project in public records and the paperwork lined up. It does not mean the project is risk-free. Here is exactly what we check.
What we check
- RERA registration exists. We find the project on the UP RERA portal and match the project and promoter names.
- Registration is current. Not lapsed, not de-registered.
- The seller is the registered promoter. Group companies and project companies can differ; we check they match.
- Land and authority status. Allotment or lease documents on record, and no notice from the Noida, Greater Noida or Yamuna Expressway authority stopping the plot.
- Construction progress. The latest RERA progress update, compared with what the builder says.
- Complaints and orders. What the UP RERA portal shows for the project.
- Promoter track record. Delivered and delayed projects on record, and insolvency or court proceedings reported by reliable sources.
- Approvals. Sanctioned plans, and for ready projects the completion or occupancy certificate.
Outcomes
- Verified: the first four checks pass and nothing in the rest fails.
- Verified, with notes: the first four pass, but something on record needs your attention (for example a delayed possession date or complaints). We show it to you.
- Not listed: if we can't confirm a current RERA registration, we don't list or advertise the project.
What we don't check
- Construction quality, or how far the building really is on site today.
- Whether the price is fair, or whether it will rise.
- Legal ownership beyond what public records show. Please have your own lawyer do title due diligence.
How fresh is it?
Every check shows its source and the date we did it. A person signs off before the badge appears, and the badge is removed if the last check is more than 90 days old.
Our interest
Noida Verified is an independent listing and information service. We earn a brokerage when a buyer we introduce purchases through our partner broker, Hedge Homes. This does not change how we verify projects.
